London’s oldest Indian restaurant, Veeraswamy—a Michelin-starred institution since 1926 on Regent Street—has entered the High Court to challenge the Crown Estate’s decision not to renew its lease. The Crown Estate is pressing ahead with a major renovation that requires reclaiming the restaurant’s entrance to expand office space in Victory House. Veeraswamy’s co-owner, Ranjit Mathrani, argues the work isn’t “substantial” under law, and is seeking either a 14‑year lease renewal or a two-year bridge arrangement while relocation is arranged—potentially costing around £5 million. The court is expected to rule in spring or early summer 2026.
